Rather than claim the whole metropolitan area, each specialist takes a defined group of adjoining suburbs they inspect and negotiate in constantly. When we add a suburb it is because someone on the team is already working it week to week, not because we want a page for it. If your suburb is not listed, tell us and we will be straight with you about whether we are the right fit.
Yes, and most clients are. Very few people are locked to one postcode, and comparing two or three areas is usually sensible. Your search is led by one specialist so there is a single point of contact and nothing gets missed. Where your brief crosses into another specialist’s patch, they come in for inspections and a local read on value, which gives you depth in both areas without splitting the relationship.
Down to the street, in the areas we cover. A specialist who buys in the same pocket every week knows which streets sit under a flight path, which ones flood in a wet winter, where the afternoon sun lands, and which blocks carry a premium. Suburb averages tell you none of that, and it is usually exactly that detail which decides whether you enjoy living somewhere.
They are a starting point and not much more. A median shifts when the mix of homes selling changes, so a suburb can look like it jumped when really a few larger houses sold that quarter. We look at comparable sales for homes genuinely like the one you are considering, on similar blocks, in similar condition. That is a far better guide to what you should be paying.
We will tell you. Part of the job is testing the brief as we go. Sometimes a street just outside your search area is a better fit for what you actually want, and it is worth a look before you rule it out. You make the call either way, but you should have the option in front of you rather than hear about it afterwards.
