Buying property in Como

Como sits on the southern side of the river, just minutes from the city, and the appeal is easy to see. You are a short drive from the CBD, close to Canning Bridge station, and the river and Como Beach are right on the doorstep. The streets carry a mix of post-war family homes, older character cottages, and townhouses, units and apartments on the smaller and redeveloped blocks. What surprises most buyers is how differently one part of the suburb reads from another. Streets close to the river and the foreshore carry a premium for the water, the outlook and the leafy, established feel. Around Canning Highway and the Canning Bridge precinct, the mix shifts toward higher density and the value equation changes considerably. Block sizes vary a great deal from one street to the next, which means renovation, extension and redevelopment potential is real, and so is the cost of doing it properly under local planning rules.

Good stock is the constraint in Como rather than demand. The best family homes are tightly held, owners stay for years, and in any given month the number of properties actually on the market in the sought-after pockets is small. That has two consequences for anyone buying here. The first is that competition on a good home is immediate, so you need finance sorted and a clear view of value before you walk through the door, not afterwards. The second is that a meaningful share of sales happen quietly, through agents who know which owners are weighing up a move. If you are only watching the portals, you are seeing part of the picture. Our specialist for Como is in these streets weekly, inspecting, speaking with selling agents and tracking what homes actually settle at rather than what they were advertised at.

Our Como specialist covers this suburb and the surrounding streets. That means inspecting here every week, knowing which homes have quietly been available, and holding the relationships with local selling agents that surface a property before it is advertised. You get someone who can tell you what a home is worth on this street today, rather than what a suburb average suggests it might be.

Working with a specialist changes the pace of the search. Instead of chasing home opens every Saturday and hoping, you see suitable homes as they emerge, often first. When the right one appears we assess it against recent comparable sales, tell you plainly what we think it is worth, and run the negotiation so you are never bidding against yourself.

Off-market property access

Not every Como home reaches the listings. In a tightly held suburb, owners often prefer a quiet sale, and agents will approach a small group of buyers before advertising.

That is the work our specialist does here. It also means we can approach owners directly when your brief is specific and nothing suitable is on the market, which in a suburb held this tightly is sometimes the only way the right home becomes available at all.

Como buyer agent questions

Coverage follows where our specialists genuinely have depth. Rather than claim the whole metropolitan area, each specialist takes a defined group of adjoining suburbs they inspect and negotiate in constantly. When we add a suburb it is because someone on the team is already working it week to week, not because we want a page for it. If your suburb is not listed, tell us and we will be straight with you about whether we are the right fit.
Yes, and most clients are. Very few people are locked to one postcode, and comparing two or three areas is usually sensible. Your search is led by one specialist so there is a single point of contact and nothing gets missed. Where your brief crosses into another specialist’s patch, they come in for inspections and a local read on value, which gives you depth in both areas without splitting the relationship.
Down to the street, in the areas we cover. A specialist who buys in the same pocket every week knows which streets sit under a flight path, which ones flood in a wet winter, where the afternoon sun lands, and which blocks carry a premium. Suburb averages tell you none of that, and it is usually exactly that detail which decides whether you enjoy living somewhere.
They are a starting point and not much more. A median shifts when the mix of homes selling changes, so a suburb can look like it jumped when really a few larger houses sold that quarter. We look at comparable sales for homes genuinely like the one you are considering, on similar blocks, in similar condition. That is a far better guide to what you should be paying.
We will tell you. Part of the job is testing the brief as we go. Sometimes a street just outside your search area is a better fit for what you actually want, and it is worth a look before you rule it out. You make the call either way, but you should have the option in front of you rather than hear about it afterwards.
