Ocean Reef sits on Perth’s northern coastline, about 26 kilometres from the city, bound by the Indian Ocean to the west. It’s one of the northern suburbs’ genuine blue-chip pockets, and the appeal is straightforward: beach frontage, a working boat harbour, and generous blocks that are increasingly rare this close to the water. The suburb rewards local knowledge because value shifts sharply within it. Homes closer to the coast and the harbour, with water glimpses or a short walk to the beach, sit at the top of the market. Further back from the water the blocks are just as generous but the premium drops off. Housing stock ranges from original 1980s homes still on their first owner to substantial rebuilds and new architect-built houses on the same large blocks. Proximity to the beach, the boat harbour, and Ocean Reef’s own primary and high schools keeps demand steady across the cycle.
